You do not need to have electrical checks carried out every time you get a new tenant in your property. However if you are a private landlord in England or Scotland, you must have a full periodic inspection and test of the fixed electrical installation in your rental properties carried out every five years. This will be a legal requirement in Wales from July 2022.

We recommend that landlords in Wales and Northern Ireland also have these checks carried out to ensure the safety of their tenants and properties.
