From June 2020, checks on the installations in privately rented properties in England must be carried out every five years. This is also a requirement in Scotland. Although legislation is not in place in Wales and Northern Ireland, we recommend that checks are carried out to ensure the safety of the property and its tenants.
If it's a new tenancy, the checks must be carried out by July 2020 and for existing tenancies the checks must be carried out for the first time by April 2021.
The electrician who carries out the check will issue an EICR and a copy should be provided to tenants. If the EICR has flagged any problems that need to be fixed, this needs to be carried out within 28 days of the report being issued. If your property is a House in Multiple Occupation (HMO), you must have checks carried out every five years, wherever you live in the UK.
