If you are renting out your flat to private tenants then you do need to have the electrical installation checked every five years. The electrician will issue you with an Electrical Installation Condition Report (EICR) that will either confirm that the installation is safe or identify any hazards that need to be addressed.

If you are living in your flat as an owner-occupier there is no legal requirement to have an EICR carried out but we do recommend that you have one every ten years for your own peace of mind.
