If the tenant shares any accommodation with the landlord or a member of the landlord’s family the tenancy is excluded from The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 and also The Smoke and Carbon Monoxide Alarm (England) Regulations 2015.
We would still strongly recommend that you have an EICR carried out by a registered electrician and that you fit smoke alarms to keep both yourself and your tenant safe.
