Even if you are renting your property to a friend, you still need to be able to demonstrate that the electrical installation has been tested on a five yearly basis. We recommend that this testing is carried out by a registered electrician. You can find out more about your obligations as a landlord here.

If you or a family member are living in the property with the tenant (i.e. you're renting a room out), then you do not need to carry out these checks.
